   MAINTENANCE STRUCTURE

The condominium suites are sold with a condominium title. This allows a foreigner to own a property on a freehold basis. The title will be transferred to each owner upon completion of the construction and registration approval as a condominium unit by the local authorities.

The condominium Juristic Person (the CJP) will appoint Patong Harbor View, Ltd. as manager of the condominiums and provide services as listed below.

Condominium service charges are THB 50, - per m2 for 1 Br units and THB 55, - per m2 for 2 BR units and penthouses.

Service charges are calculated on the official registered square meters of each condominium and are paid annually on the first of January for the entire year. They shall be accounted for by the management company with an annual report. Purchase of condominium during the year will be pro-rated and due within 30 days after closing.

The charges cover the following services:

  • Estate security
  • Upkeep of common facilities
  • Pest control of common areas
  • Common area landscape maintenance
  • Cleaning and maintenance of common swimming pools
  • Maintenance of building exteriors
  • Use of the common facilities
  • Management of all the above

A sinking fund will be made out of the service charges of THB 5-per m2/ month.
